The successful bid price, plus 10% buyer’s premium, will be the full purchase price offered by the Buyer to Seller. A written offer to purchase will be drafted by Attorney, Craig J Nienow within 24 hours of auction close. Buyer is obligated to sign this written offer to purchase within 24 hours of auction close. This offer will be subject to Seller's acceptance within 48 hours of auction close.

Earnest money deposit of 10% is required no later than Friday, October, 3rd 2025 by 4:00PM CT. Earnest money deposits are non-refundable. Earnest money deposits shall be wired to Attorney, Craig J Nienow. Wire instructions will be included with the offer to purchase.

Seller will provide title insurance and will issue clear title to property. Title company will charge Buyer closing fees.

If a bidder has a buyer’s agency with an agent, you must register that buyer’s agent in advance. If that bidder is the successful bidder, their buyer’s agent is eligible to receive a $1000 flat commission.
