A written offer to purchase will be drafted by Attorney, Craig J Nienow. The successful bidder/ bidders will be required to sign a purchase agreement Monday, September 29th by 4:00PM CDT at the office of Attorney, Craig J Nienow. This offer will be subject to Seller's acceptance within 48 hours of receiving the submitted offer.
10% Earnest money deposit of the purchase price plus buyer's premium will be required with the purchase agreement in the form of cash or a cashiers check. Checks are to be made payable to Attorney, Craig J Nienow Trust Account. Earnest money deposits on successful bids are non-refundable.
Closing will be within 30 days of the Auction. Occupancy will be at the time of closing.
Seller will provide title insurance and will issue clear title to property. Title company will charge Buyer closing fees.
If a bidder has a buyer’s agency with an agent, you must register that buyer’s agent in advance. If that bidder is the successful bidder, their buyer’s agent is eligible to receive a $1000 flat commission.
